WHY WE CHOSE TO DO TESTING DIFFERENTLY
Before starting Unbiased Mold Testing, we worked in the restoration industry and saw firsthand how mold inspections could become complicated when the same company was responsible for both testing and selling the remediation.
That raised an obvious question: How can a property owner feel completely confident that the recommended work is actually necessary when the person identifying the problem also profits from fixing it?
We decided to remove that conflict entirely.
We don’t sell mold remediation. We don’t repair your property. We don’t need to convince you that you have a problem so we can sell you the solution.
Our business is testing.
That simple difference has allowed us to give property owners straightforward information without the pressure that can come with a repair estimate attached to the inspection.
WHAT WE’VE LEARNED OVER THE YEARS
One of the biggest things we’ve learned is that seeing something that looks like mold doesn’t tell you the whole story.
Different types of mold can look similar, and a property can have moisture problems that aren’t obvious from a quick visual inspection. That’s why testing needs to be based on what is actually happening in the property—not on assumptions or fear.
We’ve also learned that not every situation requires the same response. Sometimes testing confirms a concern. Sometimes the results provide reassurance. And sometimes the results uncover information that helps a property owner decide what needs further attention.
That information can be extremely valuable before spending thousands of dollars on remediation.
COMMON MOLDS FOUND IN RESIDENTIAL PROPERTIES
Over the years, we’ve encountered many different types of mold in residential environments. Some commonly identified types include:
- Alternaria — often associated with damp areas such as bathrooms, sinks, and other moisture-prone locations.
- Aspergillus — a common indoor mold that can be found in a variety of environments.
- Aureobasidium — frequently associated with wood, painted surfaces, and areas around windows.
- Chaetomium — often associated with water-damaged drywall and properties that have experienced significant moisture or flooding.
- Cladosporium — commonly found on materials such as carpets, fabrics, and wood.
- Fusarium — another mold that can develop in damp environments, including some carpeted areas.

The important point isn’t simply knowing the name of a mold. It’s understanding what the testing shows about the property and putting those results into the proper context.
